1. CREATE MY PERSONALIZED PLAN

I would figure out my home’s market value and get clear on how much equity I have on my home. Then I would reach out to my lender so I know the budget for my next home. If I’m comfortable with all those numbers and the kind of home I can afford to purchase, I move onto step number 2.

You don’t need to time the market or wait for lower interest rates. You don't need to wait for home prices to go down or to see what happens after the election. And you definitely don't need to “google” more, consume allllll the news, or to obsess over your Zestimate.

Here's my perfect fall day itinerary for a trip to Stoughton! 

1. Start your day with a maple latte and carrot cake scone at Wildwood Cafe. Their fall menu features a Monster Mash Hash and Ghost Toast, an avo toast with spicy chili oil perfect for a longer stay.

2. Take your latte to go and head down Main Street to shop for gourd and pumpkin candles at Dune, Halloween dog toys at The Crazy Dog Mom shop, a cozy fall sweatshirt at Grasshopper Goods and a sweet treat at Yahara Chocolate.

If you've been waiting for interest rates to drop to below 3%, this one's for you.

Listen, SOME DAY the rates will most likely go down. Maybe not to 3% but maybe (hopefully) back to 5-5.5% again.

But until that day comes, here's the bottom line: the rates are either going to remain the same or they're going to go up.

If you're trying to time the market, you're likely wasting your time.

Last month I celebrated a super exciting closing with my client, Stacy!


Stacy was a first time homebuyer who never thought that buying a home could be possible for her. She met with Anna at UW Credit Union in May who put together some great financing options for her and instilled her in that her dream of homeownership was indeed possible. Anna then connected Stacy with me to find and secure the perfect home. We met and I educated Stacy on the market before we starting showings. Syttende Mai is Stoughton's annual Norwegian Heritage Festival - a weekend full of cultural events, parades, educational demonstrations, art shows, and more!

Syttende Mai is Norway's "Constitution Day," meaning "Seventeenth of May", and celebrates Norway's ratification of the constitution, which established Norway as its own indepedent nation. Stoughton, a center for Norwegian immigrants since the mid-1800s, started celebrating it's own Syttende Mai festival in the 1950s. I teamed up with Anna Wise from UW Credit Union to answer YOUR burning questions about all things loans and interest rates in this market! 

How long does it take to get pre-approved?

To start the preapproval process, you will need to submit an application to Anna. Give yourself about 20 min to get through the questions. She will review the application within 24 -48 hours once it’s been submitted. If the application is complete, and she is able to issue a letter, your preapproval will be good for about 4 months or 120 days.
